Why vinyl greens up, and why pressure is the wrong answer

The green on vinyl is airborne algae feeding on the damp, shaded film that settles on the panels. It is cosmetic at first but spreads, and it never fully rinses off in the rain. The instinct is to blast it with a pressure washer, but high pressure forces water up behind the panels through the weep holes and laps, where it feeds hidden mould and can wet the wall behind.

High pressure can also crack aging, sun-brittled vinyl outright. Vinyl is a soft-wash surface, full stop.

How soft washing gets it even

Soft washing applies a biodegradable detergent at low pressure, lets it dwell to kill the algae, then rinses gently. The key to a streak-free result is method: the solution is applied bottom-up so it does not run over dry siding and streak, and the wall is rinsed top-down. Stubborn spots get gentle agitation rather than more pressure.

Because the algae is killed at the root instead of merely knocked loose, a soft-washed wall stays clean two to three times longer than a pressure-only clean. It is the same principle as roof soft washing, kill the growth, do not just displace it.

Details that make or break the job

A good vinyl wash is more than the flat walls. Landscaping is pre-wetted and rinsed so nothing below is harmed, windows and light fixtures are worked around, and the whole elevation is cleaned so one wall does not end up brighter than the next. Loose caulking or cracked panels are flagged rather than blasted.
